Building Inspections

The conditions and scope of a Residential Building Inspection are contained within the Australian Standard AS: 4349.1-2007.  The main purpose of an inspection is to provide advice to a client on the general condition of a property and to identify any Major Defects, particularly any defects or issues which create serious safety hazards and unsafe conditions.

The inspection process is of a visual and non-invasive nature and in view of this at times can have limitations relating to visual accessibility (caused by furniture, storage matter, insulation material etc).  If an inspection is carried out with the right focus and manner (one that is thorough, committed and exceeds the minimum requirements) the inspection and subsequent report should prove to be a valuable tool for a buyer or seller of a residential property.

A significant portion of the inspection industry will only provide their clients with the information contained within the Australian Standard.  This Standard is a minimum requirement only for inspectors and has many exclusions, some of which are of great significance to a structure, e.g. electrical, aspects of plumbing, swimming pools, air conditioning units, automated doors to name a few.  A great deal of reports also seem to be provided in a very generic ‘tick & flick’ or ‘ticks and crosses’ style.

This is far from the standards we set at QC’s Building Services and an unacceptable level of service to be providing to clients.  We know how important our role is to our clients, as we are providing information to them on one of the biggest decisions most people make.

We take great pride in our track record over the last 15 years, our reputation and in the quality and amount of information we provide within our inspection reports.  Our reports are not a ‘tick and flick’ variety, they are all comprehensively written, explanatory and refer to relevant codes, Standards and legislation for a more significant defect and provide digital photography to help demonstrate a defect to our clients.

Our commitment to our clients is that for each and every inspection we carry out we will not simply adhere to the Australian Standard, rather we will exceed it and impart all and any knowledge, skills and expertise we have to them, regardless of whether or not we are obliged to under the Australian Standard, as this will ensure the client is in the best possible position to make an informed decision.
