Pre-Purchase Inspections

Before you invest in your next home, you need to know if any major or minor defects exist and the level of repairs/maintenance needed to bring some areas up to scratch. All properties are scanned for major and minor defects in all SITE, EXTERIOR, INTERIOR, SUBFLOOR AND CEILING VOID areas and we provide clients with a comprehensive but easy to read written report within 48 hours (sometimes earlier).

Currently the guidelines for pre-purchase inspections are set out in Australian Standard 4349.1 (2007). It is our experience that many inspection services adhere to this basic, but in our view now deficient format only, and most clients are unaware of what they are paying for until they receive their report. We are aware that several new building requirements have been introduced since 1995 both by way of the Building Code Australia and other Australian and regulatory standards.

Would you want an inspection company to provide you with an inspection and report base on the strict minimum guidelines of an Australian Standard that does not reflect industry changes and updated requirements?

A Special Purpose Inspection can be arranged where clients require specific detail on a particular aspect of the property, examples being neighbour amenity, noise factors, flight paths, electrical installations, heritage concerns, fire protection environmental concerns and other aspects. We can advise you if a Special-Purpose Inspection is necessary. In most cases a Special Purpose Inspection is required when a check of common areas within a unit/townhouse complex is requested. Check with us first. We are here to help you through this process.

Our reports are computer generated with recommendations and suggestions as required. We do not provide handwritten reports, relying on ticks and crosses. We offer an inclusive "post inspection" service where we can discuss any matters arising with our clients or their representative eg solicitor. While we would prefer that clients are on site at the time of our inspection, we realise that this is not always possible and we can provide a telephone account on the same day, if required.
