The areas listed below have been identified over the years from research and experience and while designed to assist property owners with their termite management, the following list may not be altogether conclusive and some items of course may not apply to all properties.
- Service Penetrations into Structure.Service pipes into a structure for things such as drainage/plumbing/gas piping, electrical communications conduit etc can often provide a good opportunity for foraging termites to gain access into the structure in a concealed manner, as often these pipes are subterranean leading into the interior areas of a structure. This is particularly so for any property that has a component of slab on ground construction or more so obviously where it is completely on ground nature e.g. brick veneer style.
- Leaking Wet Areas.Termites are attracted to any form of moisture and bathrooms, En-suite’s, laundries and kitchens can be a source of this in the event there are leakages. It is very common to find termite indicators during our inspections in subfloor areas beneath the wet areas and termites are known to ‘zero in’ source of moisture available as it allows their colonies to thrive. You should be very vigilant with inspections of your wet areas and make sure there is no moisture leakages sometimes be hard to find as they are concealed in wall and floor cavities and require special equipment like thermal cameras and moisture meters to detect.
- Slab on Ground Construction.These styles of construction are far more prone to termite activity, because their nature of being constructed on the ground, provides any foraging termites, which are a subterranean insect, a platform to gain direct and concealed access into the structure without being noticed.
- Retrospective Termite Treatments.Where inspections are carried out and we identify the probability of retrospective termite controls, you must be aware that, based on our experiences over the years, the overwhelming reason for such a treatment being done, is not as a sign of pro-activeness by a property owner, but rather is because the need arose for the treatment in view of their being some termite activity discovered within the structure. In all cases, where we have identified a reactive termite control measure been carried out, you must enquire of the current owner the reasons for the treatment being done, specifically as to whether or not it was needed as termites were found within the structure. Most importantly, you should obtain all paperwork and documentation in relation to the treatment, so there can be a conclusive determination on the needs and reasons for the treatment and also clarity on exactly what was done, where it was done and the life expectancy of the treatment etc. Clearly, in the event of a treatment being carried out for curative reasons, the risk of concealed damage being present in visually inaccessible areas is greatly increased.
White ants forage in the ground all over the region looking for food and are not territorial. They emerge and return to ground seeking their food source. If any of the items listed above apply to this property, present or future, then the chances of discovering white ants at some stage should not be regarded as unusual.







All too often during our inspections we identify areas which are conducive to the collection of retained ground moisture near a structure. Elevated moisture levels are known to provide conditions favourable to Timber Pest activity, particularly termites, and it is vital that every effort be made to avoid these risks. The most common causes of retained ground moisture are inadequate surface water drainage, downpipes not connected to drainage outlets, no gutters in place for roofing areas, outlet pipes for air conditioners, relief and overflow valves for hot water cylinders, corroding and join leakages of gutters and downpipes, defective or incomplete flashing and plumbing for rainwater tanks leaking. These are all issues which can be, and should be rectified, if they are in existence at a property.
