Reduce Moisture Near Structure and Causes Of

As part of ongoing and pro-active termite management, you should ensure that there is no moisture being collected and/or retained close to building line(s), or in any subfloor area of a structure and most certainly not within any lower level developed internal areas.  Termites are known to be very attracted to areas that have high levels of retained moisture within them, including foundation material. At times, moisture collection in certain areas (particularly near the wet areas within a residential structure) is very easily avoidable and with not much effort.  Here are some common factors we come across during our inspections which can cause retained moisture:

  • Land contours sloping towards a structure.
  • Higher exterior ground levels then internal floor levels.  
  • Outlet pipes for air con units not directed to drainage pipes.
  • Gutter and Downpipes corroding causing leakage or simply leaking at the joins.
  • Damaged materials in place causing leaks e.g. PVC connections at the base of downpipes.
  • Hot water cylinder overflow or relief valves are not plumbed to drainage outlet.
  • No gutters and/or downpipes in place and downpipes and gutters that are not connected to a drainage outlet.
  • General deterioration of stormwater discharge materials causing leakages.  This is commonly found near the overflow pipes for rainwater tanks.  

Where there are any areas of a property that are conducive to creating areas of retaining ground moisture near the structure, we recommend you immediately engage the services of a licensed QBCC plumber and/or drainlayer and have rectifications carried out to ensure there is no collection of moisture within the block and most importantly near the building line, as this is known to be very attractive to termites.

Moisture in Materials

Termites are known to be extremely attracted to areas of moisture, including that which is of a retained ground nature, but also to any moisture that may be present within a structure or materials, particularly near wet areas.  Any areas of moisture retention and collection will be extremely attractive to any termites in the area and therefore greatly increase the risks of concealed termite entry into the property.  
You should ensure that there is regular checking of the property, in order to ensure no moisture collection is occurring in any area and therefore creating a possible attraction for foraging termites nearby.  Where it is known that there are any current moisture leakage(s) whatsoever at a property, either interior or exterior, you should immediately carry out rectifications to ensure the collection of moisture is eliminated.   This should be done in consultation with a QBCC licensed plumber.
